1) The Tax Lien Sale: Introduction

Hey everyone, and welcome to the tax lien sale mini-course. Up until now, we focused a lot on preparation and research, getting over some of those myths and self-doubts that people have going into this. But today, we want to talk about the actual tax lien sale itself. How can you prepare for it? How can you establish a budget? How can you decide which properties you’re actually going to put your money down on? This is a lot of fun. And this is the course where you’re going to see everything that we’ve been studying up until now is going to start coming together. And from here on out, all the mini-courses are going to be focused on specific strategies, actionable steps that you can use.

 

So, as always, my name is Michael Decker. I’m a contributor to myOpenPath.com, and this is what we’re going to be learning in the tax lien sale course.

 

In module number one, we’re going to go over registering for the tax lien sale. And registering might actually seem like the last thing you should do. But as you’ll see, it should be one of the first steps you take. And there’s a reason why I tell you this, and it’s based off of a friend’s story that he told me once, the importance of registering for it.

 

Module number two, deciding which properties you’re going to bid on. Yeah, you’ve done your research. You’ve filtered your list. You’ve narrowed it down. But chances are, even if you have 10, 15, 20 properties that you’ve narrowed it down to, you’re not going to have the funds to purchase all of those tax lien certificates. Or at least most of us starting out in this game, we don’t. So how can you decide among those, which ones you’re going to give priority to?

 

From there, module number three is going to talk about calculating your maximum bid. You have your budget, yes, but as far as individual properties go, how can you decide how high up you’re willing to bid to get that tax lien certificate or how low you’re willing to drop your interest?

 

Number four is going to talk about keeping your research handy. Your research is not just going to benefit you going into the tax sale. But even long afterwards, even once you own the tax lien certificate, your research can play a very crucial role in helping you to make a profit.

 

In module number five, we’re going to go over the rights that you enjoy as a tax lien investor. In other words, once you’ve already purchased the tax lien certificate, what are your legal rights guaranteed by the government that you have?

 

This is going to be an awesome course. It’s a lot of fun because this is where we’re seeing everything kind of come together. So please stay with us.
